Home Owners Association - Overview

The Village of Four Lakes is an covenant controlled community governed by an HOA.  Like many HOAs, Four Lakes is operated by a volunteer Board of Directors that hires a property management company to oversee the daily operations.  It is ultimately the BOD directors' responsibility to collect dues and use these dues to provide the services as outlined by the Convenants that were set in place with the development of the community.

The most visible portion of an HOA is the common area and services provided.  In The Village of Four Lakes the bulk of community common area is found at the entrance; around the pool and the tennis courts; and on the perimeter of Otero Circle and Phillips Circle.  Your dues pay for the maintenance of all this green space as well as for the pool and the tennis courts themselves.  One of the major expenses for this community is for the lawn and landscaping within our boundaries - that is the water to keep it green as well as the mowing and the trimming. The pool and the tennis courts are open to all homeowners in good standing.  See the Amenities page for more details about the benefits of your dues.  Abbott Park (northwest in the community) is a park maintained by South Suburban Parks & Recreation.  It adds to our green space.

In addition to the common area maintenance the community also provides weekly trash removal and biweekly recycling (See the LINKS page for more details).  In an effort to keep the community clean from large projects your dues also pay for the annual Dumpster Day.  The community and various helpers also assist with the Ice Cream Summer Social, the community wide Garage Sale, the Directory, this website, and the newsletters.

In addition the community also regulates compliance with the Rules and Regulations for the Architectural Control Committee (ACC).  This program is designed to maintain home values for all community members.  Under the direction of the BOD and the community Covenants this group assures that exterior changes and maintenance are within specified guidelines.  Please scroll down this page for more details.

So as you can see there is great value for the dues collected.  We are a strong financial community with a solid reserve fund to maintain the common area and the amenities.  All of this information is reviewed at the Annual Homeowners Meeting in January - please attend to learn more. 

Architectural Control Committee (ACC) Information

If you paint it, replace it or improve it, 
                                        
chances are it needs ACC APPROVAL!

Don’t wait until the last minute to fill out your request and by all means don’t forget to file a request. Don’t be one of the homeowners who has had to repaint days after new paint is applied because you did not get pre-approval OR join the three homeowners who have had to replace a week old roof with an approved product. The roofing mistake can cost you thousands of dollars simply because you or your contractor assumes a roof is an approved product. Do not let a contractor tell you something is approved; is an approved product; or that it doesn't need approval. The contractor has NO authority on this topic. Every individual homeowner is responsible for submitting their own ACC REQUEST for exterior changes.

Forms and the HOA Rules and Regulations are conveniently available on this website from the links below. Be sure to review the HOA Rules and Regulations to determine if your request is "Approvable." If you cannot access or print the forms please contact Advanced Property Management or a Board Member for a copy. Once you have completed your form, please submit it to Advanced Property ManagementWITH plans, color samples, product brochures, etc. that may be necessary for the committee to make a decision. Also, remember that the volunteer committee only meets once a month and because of this it can take up to 30 days to get your approval. For your timing and planning, their meeting is on the 3rd Tuesday of the month just prior to the monthly Board meeting.

Architectural Guidelines
Click on the above title link here to view a copy of the current Village of Four Lakes HOA Rules and Regulations.  The purpose of these Guidelines to to clarify what is "approvable" within The Village of Four Lakes and what process is required. This document specifies which projects need approval.  If there are any questions, please call Advanced Property Management at 720-489-5000.

Roofing Choices

The following four shingles are the ONLY approved asphalt* products as of January 2010

*This list only refers to approvable asphalt products. The ACC and Board have listed them here for your convenience. This list allows you to know in advance which products will be approved.  Please note the approvable colors.  Other composite, tile, and steel products can also be used.  An ACC Form MUST be submitted for all products - even those listed here.

Certainteed - Presidential Shake TL (MUST be the TL series)
    Colors: Weathered Wood, Charcoal Black, Autumn Blend
GAF - Grand Canyon
    Colors: Black Oak, Mission Brown, Stone Wood
Owens Corning - Woodmoor
    Colors: Carbon, Chestnut, Granite, Mesquite, Sycamore, Timber 

NOTE:  The Village of Four Lakes, Advanced Property Management, and the Architectural Control Committee try to keep this list updated as much as possible.  Because of potential product specification changes and/or discontinuation of any products on this list products could be changed at any time and product approval is subject to change.  All roofing products, even those listed here, MUST get approval.

With ALL products homeowners must submit an ACC form and get approval before work begins.

Electronic Funds Transfer

Advanced Property Managememt offers Homeowners the option of paying your monthly dues with Electronic Funds Transfers (EFT).  Advanced Property Managememt will automatically deduct your dues from your checking account on the 10th day of the month.  There is no charge for this service.  If you would like to participate in this service please download and print the EFT Authorization form and send the completed form to Advanced Property Managememt with a voided check from the account you wish to have the dues withdrawn from.  The mailing address is on the form.  If you have any questions, please contact Advanced Property Managememt at 720-489-5000.
