2010 Annual Homeowner's Meeting

The annual meeting for The Village of Four Lakes is held every January.  All homeowners in good standing are encouraged to attend. 

The 2010 meeting will be held Tuesday, January 19th at The Highlands Baptist Church.  Registration begins at 6:30 PM; the meeting begins at 7 PM.  The location is on the west side of the community - 1510 E. Phillips Ave (near County Line Rd. & Clarkson St. 

Please attend this meeting.  If you cannot attend please return your completed and signed Proxy by fax, mail, to a Board member or send it with an attending homeowner.  Your participation or proxy is necessary so that we will have enough homeowners represented to establish a quorum to conduct the meeting.

The Village of Four Lakes is a covenant controlled residential community of 481 homes and town homes located in the south Denver metro area, in the City of Centennial to be exact. This site is the voice of The Village of Four Lakes a.k.a. Four Lakes Community Association, Inc., a non-profit corporation made up of the owners of the 481 homes and town homes within the neighborhood.  There is a Home Owners Association (HOA) that is responsible for the management of the community.  For more details about the HOA please go the the "HOA & ACC Overview" page on this website.  It provides information about the Association and the Property Manager, Advanced Property Management.

In this website you will be able to view the most current Guidelines for the Architectural Control Committee as well as download the ACC submittal forms; view and print past newsletters; and view current happenings and future events.

Signs in the Common Areas

 SIGNS AND/OR GROUND PENETRATING DEVICES IN ANY COMMON AREAS ARE NOT ALLOWED

Fines Assesed for Violations

The new $300,000.00 sprinkler system that you paid for is being damaged by signs - Open House signs, Garage Sale signs, Lost Pet signs, etc. The signs that do the damage are the signs on wires or posts that are being placed in the ground and puncturing the subsurface irrigation lines. The new irrigation system has lines that are less than 3 inches under the surface. The average cost for each repair is in excess of $200.00. In many cases, these signs have been placed within one foot of a plaque that says “NO GROUND PENETRATING SIGNS ALLOWED”. If an Owner is caught with a Garage Sale sign, For Sale sign, or any sign that penetrates the surface and if damage results from the sign, the Owner will be fined a minimum of $50 and also be held liable for any and all repairs to the irrigation system.  It is your responsibility to notify your Realtor of this rule.

Snow Removal

 

SNOW REMOVAL - Please be advised that it is the responsibility of each homeowner in The Village of Four Lakes to remove snow from the sidewalks in front of their respective homes.  Additionally, please be aware that removal of snow from the streets is the responsibility of the City of Centennial.  Also the sidewalks on University Blvd. are maintained by the City of Centennial.  The HOA does not do any snow removal on the streets.  Complaints about snow removal shold be directed to the city or our elected representative.
